Land Development Standards

The Town of Stallings Land Development Standards are provided as a resource to assist in ensuring compliance with all Town requirements related to proposed land development activities within the Town limits and its Extraterritorial Jurisdiction (ETJ). Unless otherwise modified or superseded by the Town of Stallings' adopted ordinances, policies, or project-specific requirements, the Town follows the applicable design, construction, and engineering standards, specifications, and standard details of the City of Charlotte. In the event of a conflict, the Town of Stallings' adopted standards and regulations shall govern.

Purpose

The Land Development Standards is intended as a supplement to the Town Zoning Ordinance, Subdivision Ordinance, and Water Quality Design Manual. County, State, and Federal agencies may also have additional requirements not provided for or referenced within this manual. This manual does not relieve the design professional of the responsibility to correctly incorporate the provided information. It is the Design Engineer’s responsibility to provide technical adequacy of the design using engineering judgment, experience, and sufficient knowledge in providing all related design elements.

Revisions

The Town of Stallings' Director of Engineering shall be responsible for incorporating revisions as deemed appropriate based on a continual review of the land development standards.

Encroachment Agreements

Any work occuring within Town and/or NCDOT right(s)-of-way are required to have an encroachment agreement. The Encroachment Agreement shall include:

  • A detailed scope of work to be performed.
  • Sketch plans and/or construction plans, as determined by the Town Engineer.
  • An expected timeline for the work to begin and to be completed.
