All new construction must receive an approved Certificate of Zoning Compliance (CZC) from the Town of Stallings before a Certificate of Occupancy (CO) can be issued by Union County.
Scheduling an Inspection
To schedule a zoning compliance inspection, contact Katie King at kking@stallingsnc.org
and include the final as-built survey. Inspections will not be scheduled until the required as-built survey has been received.
As-Built Survey Requirements
The as-built survey must include, but not limited to, the following:
- Dimensions of all existing and new structures
- Impervious surface calculations
- Stormwater management facility information
- Any additional information required for zoning compliance review
For commercial developments (any non-residential building), the following submission formats are required:
Inspection Checklists
The following inspection checklists are used during zoning compliance inspections:
Inspection Readiness (Move-In Ready Requirement)
All properties must be “move-in ready” prior to inspection.
This includes:
- Driveways, parking lots, and sidewalks must be free of cracks
- All stabilization materials (such as sod, straw, and garden bed materials) must be installed, in good condition, and aesthetically presentable
- All sidewalks and driveways must be freshly pressure washed
Inspections will be postponed if the property does not meet these requirements.
After the Inspection
Once the inspection is complete, you will receive an email with the results. If approved, the Certificate of Zoning Compliance will be issued after payment and sent electronically.
