As a Town we are located directly adjacent to Mecklenburg County, and refer to ourselves as the Gateway to Union County. Geographically we are six miles in length and only one mile in width.
Proximity to Charlotte
As the 19th fastest growing metro area in the US (Forbes 2017) Charlotte is experiencing an influx of people moving into the area to take advantage of the strong job market, mild climate, and affordable housing. Only 15 miles from Uptown Charlotte, Stallings can expect to benefit from this growth.
Proximity to 485 and Highway 74
Stallings is under ½ mile form I-485 and has three interchanges in or near our Town limits. We are the only jurisdiction in Union County that is in this geographic position, giving us an advantage in attracting businesses to the area.
Completion of Monroe Bypass Project
With the Monroe Bypass nearing completion, an opportunity for the creation of office/commercial and mixed-use developments along this roadway is anticipated. The Town has created planning documents that will allow for redevelopment of the 74 corridor.
In March 2016 we started an extensive three-step planning process that included;
1) drafting of a new Comprehensive Land Use Plan;
2) creation of Small Area Plans at vital nodes in Town; and
3) re-writing of our UDO giving us the tools necessary to create and guide development within these identified areas.
To comply with goals set forth in the new Comprehensive Land Use plan to provide for land use and zoning that will create areas of commercial and higher density developments that will help off-site the tax burden of residential properties, mixed-use zones were established.
In a show of support for this idea, the plans were adopted and a re-write of our development ordinances. All these documents give the Town a clear direction for the future.
